Service Type Description
Full Search (F/S) The length of search that is defined by state statute as the full applicable statutory period required for marketable title or the customary standard in the state where the property is located. Includes all names in the chain of title.

  • Reports liens and judgments for all owners, current and past.

  • All defects, liens, and encumbrances in the documents must be reported as exceptions unless disposed of properly.

  • Ancillary searches related to the property type and location will be performed and reported. Examples include housing or building codes, personal property tax, and municipal lien searches.

  • All easements, covenants, conditions (CC&Rs) related documents must be reported. | | Limited/Streamline/One Owner Search (C/O) | A search that goes back to the FVD and reviews each deed in the chain recorded since the FVD to verify the title passes to the current owner.

  • All names in the FVD and subsequent title holders are checked for general liens for the full statutory period.

  • Reports defects, liens, and encumbrances.

  • Any mineral conveyances and reservations must be excluded from the legal description. | | Two Owner Search (T/O) | A search that goes back to the two FVDs and verifies that the title passes to both the current and two owners of record.

  • Includes similar processes as the One Owner Search (C/O).

  • Reports defects, liens, and encumbrances. | | Bring Downs/Date Downs/Updates (U/D) | An additional title search to check for any adverse records since the original search and the recording of the deed or mortgage. Updates present tax findings. | | Tax Research | - Comprehensive solutions on real estate tax information for insured and uninsured products with wide coverage in the US and quick turn times. | | Judgment Searches | - Check for any judgments against the borrower using Risk.Nexis.com and uploading search documents. |

| Bankruptcy Searches | - Check for any bankruptcy filings against the borrower and upload search documents. | | Lien Clearance | - Verify and request release for any closed lien on title and request judgment payoffs. | | Commitment Typing | - Type the vesting, conveyance, mortgage, judgments/liens, and tax information into the Client Application based on the Abstract report and proof any errors for corrections. | | Policy Production | - Generates Short Form, Long Form, and Owner Policies in the client application. Information is extracted from the Policy Package (Title Prelim Report) and entered. Editing for exceptions and endorsements as per Policy Package/Prelim report.
